Hello, :)
We are currently looking to replace our long-term flatmate. There is one room available for a single occupant within our 3 bed flat. You will be sharing with 2 other people, Don & Tom plus Rodger the dachshund.

The bedroom consists of a double ottoman bed (raised up for storage), chest of drawers and a single closet with ample space for desk, clothes rail etc (the rooms are longer in length rather than square). Additional storage can be utilised throughout the flat including a storage room. The flat is east facing for morning lovers and stays consistently warm throughout the year. The shared areas included an open plan kitchen / living room including dishwash, washing machine etc. There is one bathroom which has been renovated to a high standard and includes a rain shower.

We tend to take on people looking stay a few years as this is actively our home. Ideally are looking for other LGBT people to stay awhile, who can gel well with the flat and has their own life and goings-on.

**Experience with dogs would be ideal** Rodger is a 5 year old rambunctious puppy always looking for attention or the weakest link to get treats. We want someone who knows what to expect living with a dog and is comfortable correcting a dog (he's not much of a barker, as he knows the 'shhh' command. But the postman divers him nutty). So please, mention your experience with animals while messaging if you want to be considered for the flat.

Both Tom and I are gaymers and enjoy fitness, board games, outdoors. Hopefully some of your interests will align. We’re pretty social but also understand and respect each other's privacy and needs. We’re a quiet household and do consider this our home, the ideal person would most likely be in the same position we are. When reviewing, we will be looking for the above-mentioned, so please do let us know as much about you as you feel comfortable but include employment status and any questions you may have.

Rent (listed at the side) and bills come to est. £850 per calendar month and we’re happy to break that down for you in person. It does include a weekly cleaner for the communal areas. You may have noticed the contract term is only 6 months. In essence you will be continuing to sign every 6 months until you decide to leave. Reference checks will need to be conducted before the move-in date. Deposit is 5 weeks rent and placed in a secure ring fenced account, you and the landlord will receive separate pins, which you will need to use to access your deposit once you leave.

The building is situated 10 min walk from Canary Wharf, 12 mins if you walk the river. There are three bus routes outside our door, 135 old street, 277 Dalston and the D7 Mile end. You’ve also got the DRL, Jubilee and the infamous Elizabeth line. There are three large supermarkets in the area, Waitrose, M&S, Asda with too many Tesco metros. The Isle of Dogs has many gyms, water sport facilities, a working farm and is a 20 min walk from Greenwich. Interestingly, Gandalf staff is also 20 mins away behind the bar of The Grapes :p
