The flat is furnished and fully equipped with all mod-cons, including a washer-dryer located in a separate laundry cupboard near the kitchen.

The flat has a large open plan living room and dining area with a galley kitchen, and a large balcony with views across the O2, London skyline and Stratford Olympic park. The aspect faces N-W, meaning we have excellent light in the living area and sunset views.

The flat is directly opposite Canning Town station (<1 min walk), which has access to the Jubilee line and DLR. City Airport is 15 minutes away.

Amenities are nearby - Supermarkets include Morrisons, Lidl (1 min walk away) and Coop (3 min walk away), and there's also a Superdrug (1 min walk away). Canning town 'main street' with a usual range of shops and facilities is 2 minutes away. There is a gym in the building, and there are also multiple large gyms within 2 minutes walk.

We have been the only tenants in this flat since the building was completed in March 2018. You will be sharing with a professional couple; I am an attorney and my girlfriend is a data engineer. We are tidy, sociable and very respectful, and we expect the same from our flatmate. I'm afraid we are not considering couples at this time.

The cost of rent also includes:

The building has a bookable gym room, a double room you can rent for guests, and a large entertaining suite.

I also note that the building operates no-pets and no-smoking policies.

On a monthly basis, you will have to contribute to the costs of electricity, water, district heating, Newham council tax,” and any communal flat supplies (though these are rare)

Admin matters:
Short term lets are not available.

The landlord is Grainger Plc. You’ll have to go through a standard reference check and pay a change of sharer admin fee, which is currently £50. Our experience with Grainger Plc so far, as a landlord, has been positive.
