Hello! I'm looking for someone to rent / sublet / take over my room lease... From 1 November 2024 (earliest date can be 29th October)

The apartment / building:
- 2 bedrooms, 1 bathroom, a large open kitchen and living room, and a nice balcony (set on the 3rd floor, this apartment benefits from nice views of Canary Wharf and O2)
- Your room is a bright, spacious double room. The bedroom has a double bed plus wardrobes, drawers, shelves, IKEA study table and mirror so you can store your things.
- The kitchen is equipped with all the necessary appliances (washing machine, microwave, oven, hob, fridge, kettle)
- The property has a big living room, with a spacious hallway and a recently renovated bathroom.
- Private parking space available in front of the building

Location / nearby places:

The flat is really well-connected in terms of transport links:

- 10 mins walk from Canning town station (DLR, Jubilee line, bus)
- 8 mins walk to Royal Victoria station (DLR)
- 10 mins walk to Custom House station (Elisabeth line, DLR)
- Canary Wharf, Stratford and O2 North Greenwich are 10-15 mins away by tube

- Major supermarkets nearby are:
o Morrisons (10 mins walk)
o Co-op (10 mins walk)
o Sainsbury's (10 mins walk)

- There are 2 gyms within 10 mins walking distance

The £££:
- Rent will be £950 per month
- Bills approximately are:
o £75 (gas and electricity per month, per person)
o £61.5 (council tax - band C property; price per month, per person)
o £17.50 internet (per month per person)
o £75 (water is paid once at 6 months; this is the amount per person for 6 months)
- This brings the per-person monthly total after bills to roughly £1,130(approximated based on what we paid in 2022/23, but might change based on usage / price hikes)

About your potential new flatmate:
- 28 year old, working as a UX designer in tech
- Clean and organised
- Love going out to gigs and exploring the city
- Usually work 9-5, hybrid (2-3 days in the office, the rest from home)

I can provide more videos / photos of the flat. Alternatively I can arrange an in-person viewing if you're interested. Before agreeing and signing a contract, the landlord will need to do a reference check first to make sure you'd be able to pay the rent and all the costs involved.
