I'm leaving my wonderful flatmate and looking for someone to takeover for me on the tenancy which renews in Jan, the room is available from 29 Dec.

This is a furnished 2 bed 2 bath flat on the 6th floor (the available room is the ensuite but I don’t mind changing depending on preference!). We’re in zone 2/3, well connected to central London- there’s a bus stop outside the building, and it’s a 5 minute walk to Canning Town station (on the Jubilee and DLR lines). There’s a Morrisons nearby, as well as a couple of gym options and some other amenities.
The room price is £1120 + £50 for most bills (gas, electric, WiFi). Water is approx £38 and council tax is £140-160 (council tax band C in Newham) between 2, so the total for the room per month is £1260. This is a 12 month tenancy with no break clause, and a salary of at least £35k and a good credit history is needed for referencing/affordability checks. (If you have a pet, there’s an extra charge of £75 per month).
About remaining flatmate - I’m 28 and a software engineer (hybrid/mainly WFH). I’m into yoga, cooking, and quiet nights in front of the TV (but of course I still love a good night out!). I’m also an animal lover and sometimes cat sit, so another cat lover would be ideal 🙂 I’ve really liked living here over the past year. It's been great for exploring London, meeting new people, and trying new things! I want to create a homey, safe space where we can be friends too!
