Quiet double room with garden view

Hello! I'm a friendly professional in her late 30s looking for a like minded housemate.

About the room

Furnished double room with a garden view in a ground floor Victorian maisonette.

Room is furnished with a double bed, chest of drawers, wardrobe, bedside table and built-in shelves in the alcove. The windows are fitted with wooden shutters. There is additional storage space under the bed and there is some limited storage cupboards in shared areas.

The kitchen has all the things you need (fridge/freezer, washing machine, oven/hob, microwave, kettle, toaster). I had a new kitchen fitted a few years ago so appliances, units, sink, taps and worktop are all fairly new.

Bills are not included in the price. I currently pay around £300 a month (so £150 each) for gas, electric, water, council tax (Band B), broadband, Netflix and TV licence. Bills may go up slightly in winter months, depending how much you use the heating.

About the area

It's a great location, situated on a quiet residential road, set back from the main road (Barking Road) where you'll find shops etc (few minutes' walk away). Canning Town has undergone major regeneration lately and now there are lots more coffee shops, bars and restaurants, especially near the tube station and on City Island.

Nearest transport links
Canning Town, about 15 minute walk (although I've been told I walk quickly)- Jubilee Line and DLR.

Custom House - 15 minute walk - DLR and amazing new Elizabeth line with super fast links to West London, as well as Liverpool St, Soho, Farringdon and Paddington (among others).

Plaistow - 20 minutes' walk - Hammersmith & City/District line. Lots of buses nearby to Stratford and very handy for Canary Wharf/City too.

About the let

I don't eat meat, but I do eat fish and dairy sometimes. Vegetarians, vegans or pescetarians preferred. Looking for someone friendly and sociable, also clean, tidy, respectful. No parties and no guests to stay without asking first.
