The large top floor (a bedroom + a lounge) is available in a beautiful house located between Islington and Canonbury.

The property is a 3 bedroom >1,000 square foot terraced house, spread across 3 floors. It is located on a very quiet road with almost no vehicle or foot traffic. The house is safe, secure, and has been a beautiful place to live for the past ~4 years. To date, I have shared it with a couple.

The top floor will be available from mid-July 2024. The top floor is made up of two rooms (1) a double bedroom (double bed, clothes racks, mirror, bedside tables) as well as (2) a study / lounge (couch, cupboards, desk, chair) for working from home / relaxing. The rooms are adjacent and sit together on the top floor of the house, so work well as a single space. Given the size of the space, the room is ideal for a couple. Rent is negotiable, but will be around £2,500 PCM (£1,250 PP PCM for a couple), not including bills. We currently share basic bills, which come out to about £150 per person PCM. That includes council tax, power, gas, water, and internet. Both rooms are furnished (including a bed, clothes racks, couches, a desk, art, etc) but if you have your own furniture, we can make that work.

The middle floor of the house comprises my bedroom and a large shared bathroom. The ground floor is made up of the (open plan) kitchen / dining / lounge areas, plus a laundry / toilet. There is great storage throughout the house (in the rooms, in a cupboard under the stairs, and a large basement). There is a small outside courtyard which is nice in summer (and where bikes are securely stored).

You will be living with me and a golden retriever, Nora, who is well behaved and well trained. You will therefore have to be comfortable with living with a dog. Nora lives on the ground floor only and does not go upstairs (into the bedrooms etc).

The vibe in the house is relaxed and calm. I am a finance professional. I work for myself and work largely from home. I travel a lot and was out of the UK for ~5 months in 2023. Similar is likely in 2024. Outside of work, my interests include art, running, exercising, climbing, music, animals, socializing, cooking, eating out, etc. Over the years living here, we've tried hard to make the house feel like a home - the place is furnished, with art on the walls, books, vinyl, nice furniture and furnishings, nice kitchen appliances, etc. I'm happy with flatmates who want an involved or social living experience (spending time together, cooking together etc), but equally happy if things are less involved. My daily routine (outside working) involves going to the gym, walking the dog, catching up with friends, etc, so I'm in and out most days.

The rental arrangement is relaxed and there is no obligation to pay a bond, pay a deposit or provide references, as I am solely on the lease. You don't have to commit to any particular period of time, although I'd prefer flatmates who intended to live here for >6 months to save the admin of doing this again. I have a great relationship with the landlord and deal with him directly.

The area is great, and the location of the house is a huge highlight in my opinion. Very close to two stations - H&I (10 min walk) and Canonbury (5 min walk). Angel station is a bit further (25 min walk or a 10 minute bike or bus). Great restaurants, bars, cafes in every direction (Upper St, Essex Rd, Newington Green, etc). Good parks, gyms, etc nearby as well.

Bottom lines: I'm keen to live with people who are working professionals, who are happy to live with a dog, who are relaxed, who like to keep things clean and tidy and look after the house like I do, and who enjoy socializing and operating in the shared spaces together.
