Cosy Double Room in Two-Bed Canonbury Flat

Hi everyone!

I've just moved into a two-bedroom flat in Canonbury and I'm looking for a subletter for the second bedroom. The flat was completely renovated last month - new floors, carpets, a brand new kitchen and bathroom, etc. - so you'd be the first to live in it. Although I'm new to this flat, I've lived in the building for about a decade - it's great!

It's a gated complex with a porter on site every weekday, a communal garden, and secure bike storage (if you need). The management company is super responsive and any issues get fixed very quickly.

The entire flat, including the room, will be fully furnished. The room is on the smaller side of things (hence the price) and will come with a double bed, mattress (both to be delivered soon), clothing rail for hanging items and an Ikea set of drawers.

The kitchen, bathroom and lounge are shared, but there'e plenty of space. There's also a small private balcony - in addition to the communal garden - which isn't huge, but you can definitely fit a small chair and table out there..

It's a 7-min walk from Highbury & Islington station (Victoria line, Overground), 15-min walk to Angel station (Northern line) and loads of buses are very nearby. Basically, you can get anywhere in London super easily.

I'm looking to sublet the room for 3 months to start, with option to extend should we get on. The rent will be £900pcm, + bills (about £100 per person per month). You'd also pay one month's security deposit up front (which can be used towards your last month). You would not go onto the lease, as the entire lease is in my name, but you would need to register as a tenant with the management company.

About me: I'm from Canada originally, work in marketing for a large hotel group. I'm in my mid-30s and I work from home 2-3 days per week (depends on the week and projects I'm working on.). In my spare time, I enjoy travelling, spending time with friends, and going to as many SoulCycle classes as I can.
