A cosy double room in a gorgeous two-bedroom garden flat in Islington. The bedroom is unfurnished but has an in-built wardrobe. You can easily fit a small desk if you’re WFH.

You will be sharing the flat with me, a 30 year old sports enthusiast who moved to London this year after completing her PhD in Germany.

The flat has a modern, open plan kitchen/living space and glass doors that lead to the decked garden and can fully open to create an indoor/outdoor space (brilliant for spring/summer!). The flat has all mod cons, including a walk-in shower, a dishwasher, a washing machine stored in its own cupboard for minimal noise, and a cinema corner with a projector. The landlord is responsive and keeps the property well maintained.

The area is in Canonbury/Mildmay area in Islington, on the border with Dalston and Newington Green, within walking distance from Highbury and Islington tube (13’), Canonbury station (3’), Dalston (10’) and Upper street (15’). Plenty of restaurants, bars and shops nearby. Bus stops to central London, Angel, Hackney and more just seconds away on the main road.

Bills are not included but monthly costs should be between £175 - £220 (depending on season + energy usage), here’s a breakdown:
- Council tax (band D): £100
- Water: £13
- Electricity/gas: £45 – 90 (depends on season/usage)
- Broadband: £17

My current flat mate will be moving out to have her own flat with her dog. I'm out a lot, but I do enjoy just hanging on the terrace and chat. I got to office nearly every day, but in theory you can also work from home if you want. No students or couples, sorry.

The room will be available from September 5th but with some flexibility around move-in date (could move in a bit earlier).
