Double bedroom with ensuite, plus living room and kitchenette The rooms are in the basement but are relatively light and airy. They are probably best suited to a single but also possibly a couple, if they work outside most of the time and do not have many possessions. The bedroom is relatively small and does not have much storage space; it has a small double bed. There is an ensuite shower room with basin and WC. Next to the bedroom there is a largish living room with French windows opening directly into a sunny patio overlooking the back garden. Along the corridor there is a kitchenette with small fridge, sink, hotplate and microwave, suitable for preparing simple meals. Additional storage space under the stairs could be made available if necessary – to be discussed at the viewing. The adjoining utility room with washing machine and dryer is shared with the rest of the house. Safe storage for bikes/motorbikes may be possible – please mention it at the viewing. The building is in a very quiet residential no-through road surrounded by mature trees, yet it is very close to all the shops of Upper Street and within easy walking distance of both Canonbury and Highbury & Islington stations, as well as many bus stops. My husband and I live in the upstairs floor and there may be occasional other guests but our children no longer live with us so family life is relatively quiet. It is important that you accept and understand the implications of this shared use. In particular, guests for whatever length of time are not allowed. The property is fully furnished and it is not possible to move the furniture (including our bed and mattress) out. The whole property is strictly no smoking (including vaping), not even outside. No pets are allowed as my son has a severe allergy to them. The rooms will be available to rent from the beginning of September but it may be slightly later if maintenance is needed after the current occupiers leave. I shall have a clearer idea on the start date at the viewing. The property will be available for a minimum of 1 month and up to 2 months only initially, but there is the possibility that I may be able to extend it to 6-7 months if desired. Still, the property is not suitable for someone looking for long-term accommodation as our work requirements and our personal life are very much in a state of flux at the moment. All bills are included: council tax, water, WIFI, power but no TV licence. Also included in the rental is a weekly clean by our trusted long-term cleaner – no refunds provided for weekly clean missed when she is off sick or on holiday. The cleaning will include a change of bedding and fresh towels (all linen provided by us). Viewings will be scheduled from 20 August at the earliest and we will not accept any offers before meeting prospective renters in person at the viewing.
