1 Room in a nice Canonbury Flat

My current flatmate is relocating, and I am seeking a new flatmate to share the two-bedroom apartment I have been living in for the past year.

The apartment features two bedrooms, one bathroom, and a fairly spacious living room + a balcony!! (cf. pictures you - taken prior to our move-in, so it is not furnished like that anymore - but it still looks nice).
There is one smaller room available for £1,250 per month, excluding bills. The other room, which is slightly larger and has access to the balcony, is priced at £1,350. I am open to discuss the room allocation.
For bills, you should budget around £100 for council tax, £30 for internet, £70 for energy, and £45 for water.

The flat is located on a quiet, green, and pleasant street, Alwyne Road. It is positioned between Essex Road and Upper Street, both of which are very convenient for commuting, and offer nice bars and restaurants. Additionally, the flat is just a 5-minute walk from Highbury and Islington station for the Victoria line and overground. Angel is a 15-minute walk away, and De Beauvoir is a 10-minute walk.
We will also have access to a shared garden, which is always peaceful and perfect for picnics with friends.

As for myself, I a 30 years old French gay guy, and work as a consultant.
I work from home several days a week and go to the office on other days.
I keep myself occupied with work, social activities, sports sessions, and occasional escapes into nature outside of London.
I enjoy outdoor activities in general (I play tennis, by the way) and sometimes go out to gigs or techno clubs.

Regarding household habits, I am quite particular about cleaning and prefer to maintain a tidy living environment (though I allow for some exceptions).
I enjoy hosting social gatherings at home and would love to meet my flatmate's friends if they visit. I occasionally have friends to stay, about 3-5 times a year, for a few days.

I am looking for someone who can align with these habits and share this 65m² flat respectfully. I would like to share more than just common spaces and engage in social activities together as well.

The room will be available starting in October.
