I'm sadly moving out of London for work and am looking for someone to take over my room in a lovely Canonbury townhouse.
The Room 🛏️
The room occupies the entire top floor of a three-storey house, so it feels very private and spacious, a bit like your own studio apartment within the house. It’s filled with natural light and overlooks peaceful gardens and greenery. Room features include:
- Private en-suite bathroom
- Walk-in wardrobe and ample additional storage
- Partially furnished (bed frame, sofa, side tables included); I’m also open to selling the remaining furniture (desk, desk chair, mattress)
- Very comfortable WFH setup – I work remotely here full-time and never feel cramped
The House 🏡
You’ll be living with two kind, independent women (26–35 yo) who make the house a warm, comfortable place to live while also respecting everyone’s space and routines.
The house includes:
- Shared kitchen, living room and dining room
- The kitchen is fully equipped with fridge, dishwasher, oven, stove, and microwave – it is a bit compact but very functional
- Washing machine (no dryer, but plenty of space throughout the house to air dry)
- Lovely garden with outdoor seating
- Heating throughout the house
One other, but not insignificant highlight: our landlord is genuinely one of the kindest and most reasonable landlords I’ve had in London (and I’ve lived in a few flats here). He’s incredibly responsive and attentive, which has made addressing household fixes straightforward and painless.
The Location 🗺️
The house is fantastically located in Canonbury:
- Less than 2-minute walk from Canonbury Station
- 10-minute walk to Highbury & Islington Station
- 8-minute walk to Newington Green (Jolene Bakery, Lady Mildmay)
- 15-minute walk to Dalston Kingsland Station (Marks & Spencer, Aldi, Dusty Knuckle)
- 30-minute walk to Angel Station (Camden Passage, Waitrose, big Sainsbury's)
The house sits at the end of a gated street, so despite being incredibly well connected, it feels quiet, safe, and tucked away.
The Details 💷
- Rent: £1600/month until August 31, 2026 – which is end of the tenancy. From September 01, 2026 onwards, the rent of the room will be increasing to £1700/month (if you choose to continue your tenancy beyond August)
- Council tax: £84/month
- Utilities: These are split between the three tenants and can vary depending on the time of year. Generally:
WiFi ~£50/month total
Water ~£100/month total
Energy ~£80 - £180/month total (obviously more expensive in winter)
- Deposit: £1038.45
- We also have a cleaner that comes once a week, usually on Fridays. This typically costs £30/week total.
- Move-in: Anytime between May 18 – June 01 (I have some flexibility around these dates)
The new tenant will replace me on the lease. This process is managed by a property management company (Foxtons) and is quite straightforward. I went through the same process when I moved in so can talk you through what this looks like.
The lease renews September 01, 2026, so this could work well for someone looking for a short-term stay over the summer, or someone open to renewing and staying longer.
I’m genuinely very sad to leave this beautiful home and will miss it dearly. If you’re looking for a peaceful, welcoming place to live in a fantastic North London location, this could be a great fit.
