The Room is 5.09mX2.80m (16'8"X9'2")
- Furnished (Bed, Mattress, 32" HD TV with Google Chrome chromecast), The bed is Murphy bed (foldable bed) and happy to add a chair and a desk
- En Suite (but you will be welcome to use the main bathroom tub).

- I'm into cooking and the kitchen is very well equipped (blender, mixer, air fryer, mincer, bamboo steamers, panini grill, toaster, microwave, and of course oven).

- I will be travelling a lot so you will have the whole flat to yourself a lot of times.

- 65" TV with Netflix and Amazon Prime
- I work hybrid from home and the office and I have my desk in the living room but travel a lot.
- Air Conditioning unit.
- Leather sofa bed in the living room.

- Amazon Echo speaker is in the room (Alexa) and Amazon Show in the living room..
- Most of the flat is smart and controlled remotely with Alexa (lights, speakers, TV, heating, hot water, bot vacuum cleaner, lock), and your room has a remotely controlled smart thermostat if you'd like to create schedules or start the heating before you arrive home, you can accurately control the temperature in the room. The room also has a dimmable smart light you can turn on/off with Alexa.

- new washing machine (with dryer function)

- Smoking is only allowed on the balcony (I don't smoke)

- the flat is equipped with an automatic ventilation/dehumidifying system linked to all room.

- 5min walk from Catford/Catford Bridge stations, both give very quick access to central (within 20min distance from London Bridge/Farringdon).
- The flat is almost inside Ladywell Fields, a great park with Tennis courts, playgrounds, Table Tennis, and is a great park to run/cycle/picnic

Spareroom asked me to mention in my ad why "females preferred", and the reason is, women are usually way more tidy, hygienic, respectful, and the more important reason is that I have an 8yo daughter who visits regularly and her mom is a bit funny about me having a male stranger living in the flat, so just generally minimising the amount of headache I could get from my daughter's mom and potential flatmate :)
