Sunny double attic room in SE6

Hello!

I'm sadly moving out of my beautiful room in a big gorgeous LGBT+ house of women/NBs and looking for someone lovely to take over my spot on the tenancy. I'm moving out to live with my best friend, otherwise I would be happily staying!

The room is huge and gets loads of sun because of two big windows & the slanted ceilings make it super cosy when it's raining. I've absolutely loved this room!!!!!

The connections to the rest of SE and central are also amazing, with Catford Bridge and Catford stations both a 2/3 minute walk away, which can get you to London Bridge in 15 minutes.

The girls you'd be living with are super friendly, funny, caring, and creative. It has always felt like a proper home. Everyone has busy social lives so it never felt like we were on top of each other. We love cooking, catchups in the kitchen, all things queer culture, and occasional hangouts in the living room to watch a film or some good (trashy) reality TV.

Everyone is queer/nonbinary & in their early thirties. One works 9-5, the others work irregular shifts, but they've always been very considerate about noise. Plus, the room is upstairs and behind two insulated doors, so it feels very separated from the rest of the house.

- Room is part furnished with a dresser, desk & chair, bedside tables, and a bed can be provided if needed
- Rent is £705/month, bills are £102/month
- Deposit is £1038 (SpareRoom wouldn't allow more in the ad listing, that's why it says something different there!) - I’ll do an inventory of scrapes and scratches in the room before I go which I’ll cover if they become an issue deposit-wise at the end of the tenancy!
- There are 2 large bathrooms with one upstairs, right next to the bedroom, a large cosy living room, beautiful kitchen with two fridges and a dishwasher, and a big leafy shared garden

Please note you would be taking over my place on the tenancy, so the letting agents will need full referencing to be completed before move-in date. The income requirement is £27,000.
