Double room in Victorian terraced house NW5

We’re looking for a new housemate to move into our lovely 4-bed Victorian terraced house in Chalk Farm, from 16th August. The house is spread across 3 floors, was fully refurbished when we moved in two years ago, and has a large garden.

The room itself is on the top floor of the house, and has space for a double bed, desk, and large wardrobe, in addition to some inbuilt storage. Furniture is negotiable and can be left or removed as needed.

There’s currently three of us living here (one of the bedrooms is used as an office). The two of us remaining are friends from university who work in tech, and we’re looking for a friendly, sociable, clean professional who will treat the house as their home.

The neighbourhood has a nice relaxed feel, with plenty of great pubs & cafes around, yet is also super accessible to central London:
~8 min walk -> Chalk Farm Tube Station (Northern Line)
~9 min walk -> Gospel Oak Overground Station (on both Mildmay and Suffragette Lines)
~10 min cycle -> Kings Cross / St Pancras (well-connected to all London airports)
~10 min walk -> Hampstead Heath
~15 min walk -> Primrose Hill / Regent’s Park

House Details:
- Fully-equipped kitchen with dishwasher, washing machine & tumble dryer
- Fully-furnished communal living room with TV & PS5
- 2 shared bathrooms (1 with a bath/shower, and 1 WC)
- Good-sized garden w/ BBQ

Rent is £1k/month, and bills are another ~£250/month; this includes council tax, gas/electricity, water, internet, a monthly cleaner (happy to consider making this more regular if requested), contents insurance, TV Licence, and a few subscriptions (e. g. Netflix). The deposit is £1,460.
