Double room with en-suite

Currently have a double bedroom available in a two bed flat. The available room is an en-suite. The closest stations are West Hampstead, Finchley Road and Golders Green so super convenient for travel.

My current flat mate needs to move out at the end of our tenancy on August 3rd so this would be a new joint tenancy starting 4th August. The landlord has proposed a 2 year contract with one year break clause (two months notice required)
Utilities, council tax and WiFi come to about £180-200 a month. Checking deposit with the estate agents but around £1000 expected.

The current bed in the picture will be going with my flatmate but the flat comes furnished originally so I can ask the landlord to bring bed back if needed.
