Tenancy Takeover in W4

Hi girls,
I am looking to fill a room in a 2 bed flat from the 30th May (there may be some flexibility on this date). I’ve lived here for a year and a half and am hoping to find another mid 20s professional to join me as my flatmate is moving in with her boyfriend! The current tenancy is until 29/10/2026 with the option to renew.

About the flat:
Rent: £1027 plus bills which are usually about £150 monthly depending on the time of year.
Deposit: £981 paid to the outgoing tenant and held in a Deposit Protection Scheme by the letting agent.
The room: The room is huge with great light, it’s fully furnished including the bed, mattress, chest of drawers, and wardrobe. There is also lots of room for a desk if you wanted one!
The rest of the flat: the flat has a combined kitchen/ living room situation with a quiet balcony off the back of the house. There is one shared bathroom with a storage closet!
Location: Just off of the beautiful Chiswick High Road, 10 minute walk to Turnham Green Station (District and Piccadilly lines) or 10 minute bus to Hammersmith (District, Piccadilly, Hammersmith & City, and Circle Line).

About me:
I’m 25, originally from Canada but have been living in the UK for 3.5 years. I work with kids with Autism and ADHD and am typically out of the house/ in office at least 2 days of the week. I love to bake, cook, take dance classes, socialize, and bop around London. Would love to live with someone who is also tidy and wants to make a cozy home!
