About me:
Looking for a socialable person to come join me in this Clapham house :)

I've practically lived in London my whole life and I work in advertising. I work from home 2-3 days a week in the living room.

I like anything creative, arty or food-related as well as the usual catching up with friends over a drink. We like to have an open house where friends are welcome from time to time, but defo see where I live as a home and not a party house.

The flat:
2 bedroom ground floor flat where you can see Clapham Common from the front door. It's on a residential street so it's peaceful and the neighbours are lovely.

It's approx 5-10 mins walks to Clapham South Station (zone 2, northern line) that is pretty well connected to everywhere e. g. Vauxhall, Waterloo, and Victoria within 10 mins or London Bridge within 15 mins. If you don't know the area, Clapham is basically full of shops, bars, and restaurants so it's lively and there's plenty to do. And of course, you have Clapham Common park less than 30 seconds from the house for all you joggers and nature lovers :)

The flat is on the ground floor with 2 double bedrooms, 2 bathrooms, an open-plan living area, a cellar, and a big garden with what I think is a cherry tree. The room that's available is a double bedroom (12'6 x 10'9) and is furnished with a double bed, shelves, built-in drawers, bedside table, and built-in wardrobe. The room is at the back of the house with views of the garden, and you'll basically have your own shower room next door to you.

What I'm looking for:
Ideally someone age 30-42 who is a working professional. I'm pretty house proud so I'd like to live with someone respectful, who likes to keep things clean/tidy and is looking to make a home. I'd really like to live with another sociable person with similar interests but above all clean and considerate.

The important stuff:
The room is available from mid Jan but I can be flexible with this. The rent is £1,326.25 exc bills which should be around £265 each and includes Virgin TV + internet, council tax, all utilities, cleaner every 3 weeks, and a house kitty to get things like toilet roll and cleaning products. You would need to pay a deposit of £1,375, an approx £50 reference fee, and the remaining rent for the month/bills (dependent on the move-in date) to bring you in line and add you to the contract.
