Hi there, we're George and Ellen, we are looking for a lodger to live with us in our spare room in Clapham from the start of December 2024.
About the room:
The room is a spacious double bedroom that is currently furnished with a dark grey double bed, mattress, white wardrobe, white desk so WFH is an option. All bills are included in rent - this includes cleaning supplies/ toilet roll etc.
About the flat:
We own the flat and are the leaseholders. We have lived here for three years, the freehold is managed by Lambeth Council. The other flats in the block are either leaseholders or renters - all neighbours are quiet, respectful and friendly. It is a very spacious flat, full of natural light with fibre broadband and council tax band D. We do all the main cleaning and wouldn't ask you to do this, just to clean up after yourself and keep the space tidy.
About the area:
The flat is one minute walk away from Abbeville Village with cafes, shops and restaurants. Clapham Common is around a 10 minute walk away, and so is Clapham South station on the Northern Line. It has the benefit of being close to the busier areas of Clapham whilst being on the calmer side. Clapham high street is around a 15-20 minute walk away.
About us:
Ellen is 29 and George is 30 and we are both freelancers. Our schedules are sporadic and as a result, no two weeks are the same for us. We have fairly busy lives so can't promise much socialising but we are easy-going and friendly and want you to feel relaxed and comfortable living here. Ultimately, this is our home, so we are looking for someone respectful of this.
Preferred lodger:
We are looking for someone who is friendly, clean, tidy and considerate. We are always happy for a kitchen chat whilst we cook/occasional pub trip/film night but are looking for someone who is also comfortable in their own company and can respect the need for time in our own spaces.
You would have access to your room, kitchen, bathroom and balcony area. We are happy for you to use the living room but ask if when we are both in, to take priority of this room in general ( this is obviously not every day/night)
We would require an in person chat and 2 references from previous landlords. We would write a formal lodger license document with you to protect both of us.
