Light double room in great location

Hi everyone, we're looking for a new housemate to take a double room in our three-bed maisonette. You'll be living in a lovely flat in a great location which comes with two very chill and considerate housemates (myself and Alex).

Current Flatmates
- Alex, 33, works in tech and likes football, sport/exercise in general, and also just chilling out with a book
- Rashaad, 35, works for a strategy consulting firm and likes F1, exploring restaurants, and game nights with friends.
- We're pretty easy to live with - not neat freaks but not messy either; friendly and easy going too.
- We occasionally have friends over for dinner, but we maintain a quiet and peaceful household.
- We are ideally looking for another professional who is sociable and friendly, but also largely independent and considerate of our shared space with respect to tidiness and noise.

The Flat
- The overall property is a 3 bed, 2 bathroom flat with a modern and open kitchen / living room area
- The flat is located on a quiet road, just two minutes from Clapham High Street (but far enough to be insulated from the noise)
- Numerous restaurants, bars, pubs, shops and supermarkets within a 5 minutes walk
- Clapham Common park is 7 mins walk away with various sporting activities and summer greens.
- Transport: Clapham North (Northern Line) is about 5-6mins walk away and Clapham High Street (Overground) just 2-3 minutes away
- The landlord is both very relaxed and helpful; very responsive if anything needs a fix; you'll have an independent contract with him for the room, so you're not tied to other housemates

The Room
- The room gets plenty of light and has a large radiator to keep it warm
- It comes furnished with a double bed, desk, chair, cubby boxes, and large built-in wardrobe
- You'll be sharing the main bathroom with only Alex; Rashaad has an en-suite upstairs

Bill come to about ~£160 per person per month in the winters (~£140 in summers) and includes:
- Weekly visit from a cleaner who does all the common areas (kitchen, stairs, hallways), and both bathrooms.
- Internet: 5G home broadband with 200-300 Mbps (ample for the three of us)
- Utilities (gas & electricity)
- Council tax
- TV licence

The room will be available from 1st Jan, but there might be some flexibility to move in earlier as our current housemate might shift before Christmas.
