SHORT TERM LET FROM NOW - NOV 21st

Summary:
Spacious double bedroom in modern 3 bed 2 bath flat in Clapham Old Town sharing with Jake & Eaj, both 29-year-old professionals. amazing transport links, fun housemates, Bills not incl.

About Us:
We're Jake and Eaj ("E-J") two 30-year-old professionals working in marketing and law. Our flatmate, Clio, is sadly leaving her spacious double room - so we need a new, third flatmate.

Our interests are pretty normal - going to gigs, art, gym, eating and drinking out, and plenty of travel. We're by no means a party household but we like the odd night out or having friends over for drinks - plus, our now infamous halloween party!

We've got a decent TV and Sonos speakers in the living space so often hang out with a Deliveroo and some music / film but also have our own busy, independent lives!

Our ideal match:
We're looking for a professional guy/girl of a similar age with similar interests! We have busy social lives and work lives but like to have a flatmate we can get on with and hang out with too!

We like to keep the place tidy and clean, we don't currently have a cleaner but could be open to getting one.

Unfortunately we're not allowed full-time pets (but occasional visitors allowed, incl. Jake's black lab Daffy who may come to visit from Leeds)!

** The Process **
We know the market in London is pretty crazy so please bear with us when it comes to getting back to any messages, we'll be looking to do viewings ideally all on the same day (or two) and will get back to you ASAP!

About the Room:
The room is a spacious 12.5 square meters, with a large build-in wardrobe that doesn't eat into floor space.

The room comes with the bed, a chest of drawers and 2 floating shelves. Sam currently has a big desk and bedside tables with plenty of space left over.

There are 2 big windows which let in plenty of natural light too.

About the flat:
We've been in the flat since Aug 2020, and it was a great find. The design is modern and spacious with white walls, tiled floors, TWO bathrooms (great between 3 sharers) and a large open plan kitchen and breakfast bar.

Despite being on the ground floor, we've had no issues with security, the property has full CCTV which is a great bonus. Our upstairs neighbours are 3x young professionals who work in tech/finance, we both sign for each other's parcels, etc which is a nice to have!

The Kitchen has the usual, a microwave, fridge/freezer, washing machine, and dishwasher.

There's also a handy mini-cellar which is great for storing general crap like suitcases etc, which frees up loaaads of space in our rooms for stuff we don't use often!

We also have a little bit of outdoor space which we have renovated (it was empty at first) with an outdoor sofa and fence to give more privacy from the street - perfect for sunny days to sit out and have drinks. Though it needs a bit of a tidy-up before winter!

Parking is available with a permit on street too.

About the area:
The flat is located at the edge of Clapham Old Town, with amazing transport connections to Central London and even further afield via the Overground.

Just a 10-15 minute walk to Clapham High Street for both North and Common Northern Line stations, restaurants, shops and cafes as well as the common itself.

In the other direction, we're 15 mins from the newly opened Battersea Power Station, the river and Battersea Park.

There's also a handy corner shop all of 30 seconds away at the end of the road.

Transport:

The flat is adjacent to Wandsworth Road Overground station, which connects Clapham Junction and Terminates at Dalston Junction - getting you to Shoreditch High St. in about 30 mins!
There is some train noise, but after 3 years here, I'd honestly sat it's barely noticeable, ends at midnight-ish and is no worse than general London noise!

Regular buses (77, 87, 452) which go to Wandsworth, Ladrboke Grove, Tooting, and in the other direction, Aldwych, Vauxhall, and Waterloo.

The new Nine Elms northern line station is 15 mins walk or 5-10 mins on any of the above bus routes too!

You can easy get to central (oxford circ, TCR) in less than 30 mins.

Boring stuff:
The new tenant will need to be referenced by Dexters, and pay a £1000 deposit. We've agreed a really reasonable deal with the landlord for the next 12 months.

Bills come to approx £150-£200 a month
(Water, gas, internet, council tax)
We also have a subscribe & save set up for shared things like toilet/kitchen rolls which is £10/each every 4-6 weeks.

We're currently negotiating the new rent, but have put what we expect it to be for now.
