Double room in homely flat

Double room available in charming Victorian 3-bedroom split level flat, with lots of character. 5 minutes walk from the common, with excellent transport in and out of the city.

THE HOUSEHOLD:
Sharing with one male (George, 40), one female (Lu, 29), and one whippet (Nigel, 8). We keep the place reasonably tidy and quiet, and socialise occassionally.
George works from home 9-5 Monday-Friday with few exceptions, and requires use of the sitting room for this. As such this will likely work better if you work a 9-5 and rarely work from home.

THE HOUSE:
The bedroom includes queen size bed, built in wardrobe, and chest of drawers (the desk in the photo belongs to the outgoing tenant).

You'll be sharing use of the shower room with George.

The kitchen is lovely and includes fridge freezer, electric single oven, 4 ring gas hob, butler's sink, washing machine, and tumble dryer. Plenty of storage.

The sitting room is a beautiful, high-ceilinged room, with a very 'family home' feel. Two comfy sofas, and an armchair. Decent TV, with Roku streaming stick. Large dining table. Also features a woodburning stove that we never bother to use.

Outdoor space is limited to a narrow private walkway from front door to gate, but there's enough room for a folding bench at least.

The house is non-smoking.
Mature students will be considered.
We've put pets considered, but to clarify we'll only be considering other medium sized dogs.

TENANCY DETAILS:
The room is available from 1st August.
Rent £780pm. Initial contract 6 months then monthly.
First month’s rent in advance of move in, plus one month’s rent as deposit.
Bills not included; we currently pay £120pm each into a bills account. From this we pay for energy, water, council tax, TV licence, fibre broadband (67mbps), and toilet paper!
