Cosy double room with great views over a shared garden, 2 minute walk from Clapham South tube (Zone 2).

We're looking for a new flatmate to replace our current flatmate who is moving out this month. The room would be available around the 1st July

We're both professionals (Chris, Welsh, gay and Liv, English, straight) who work a mix from home and the office and keep the place clean and tidy. We're pretty chilled, and evenings and weekends, we're either out and about with friends or relaxing at home. We're looking for someone similar, who is respectful of the place, is not too loud, and will help in keeping things tidy.

🛏️ The Room

The room is a cosy furnished double, with great views overlooking a private shared garden to the rear of the flat. It comes with a double bed and some built in storage. Given the room's size, it's best suited to someone who isn't planning to work from home regularly.

🏠 The Flat

The flat is on the second floor (no lift), and is pretty large and bright, with views over both Clapham Common and a shared garden to the back. It comes with a large kitchen, complete with dishwasher, washing machine and tumble drier, and loads of storage. There is one bathroom shared between all 3, but this is never an issue in the mornings. Towards the front of the flat is a shared living room with TV, complete with a sofa-bed! We have a cleaner come once every 2 weeks to cover the communal areas (around £25 each a month). The garden at the back is shared with others in the block, but is private and so quiet! It's kept in good shape by some gardeners and comes with garden furniture you're free to use. There is also a secure bike shed should you need it. Private parking is available at the front, but requires a permit.

🗺️ The Area

A few minutes walk from the flat is Clapham South tube station (Zone 2), with Clapham Junction station around a 20 minute walk away. You can easy get to central London within 15-20 mins. Within 5 minutes walk there are a few grocery stores (big Tesco, small Sainsburys, and M&S Food) and some pretty decent coffee shops. Directly opposite the flat is Clapham Common.

📝 The Details

Rent is £725 pcm, paid directly to the landlord. You'll be on a joint tenancy with us both. We rent directly from the landlord who lives nearby, and don't have to deal with an agency. The room is available around 1st July, and we'll be having viewings before then (dates tbc). There's flexibility to move in after that date, but you'll need to pay rent for the whole month.

Council Tax band is E, and bills (Energy, Water, Broadband) comes to around £130 a month on top of rent (this is winter pricing, so hoping for it to be a bit less in summer).
