Spacious double room in Clapham 2-bed flat

A spacious room is available on 1st October in a highly desirable 2 bed ground floor Clapham flat. Ideally suited to young professional, the flat has a large open plan living space and a furnished garden. There are great transport links, with a 7 minute walk to Clapham North station, 12 minutes to Brixton station and 9 minutes to Clapham Overground.

The room is well lit and includes a double bed, drawers, and a built in wardrobe. The departing flatmate is also willing to sell her desk and bedside table. The rest of shared space includes a bathroom with a bath/shower, a large open plan living space with a dining table, sofa and a kitchen with washing machine, microwave, toaster, kettle, oven and fridge/freezer. The garden is a rare find, with a small table and chairs making dining in the summer a real joy! There is also a basement, which offers additional storage. There is on street parking available, which requires a permit at an additional cost.

The flat is within walking distance of Brixton and Clapham, both offering a larger variety of shops, cafes, restaurants and everything else you may need. For green space, Clapham Common is within walking distance, as is Brockwell park. Lidl and Tesco are both under a 10 minute walk. There are lots of gyms nearby as well.

You will be sharing with me, a 25 year old working in communications for a human rights organisation. I work from home a few days a week, usually on the dining room table. I enjoy baking, and usually have my latest creation on the kitchen side to share. I am vegetarian. I occasionally have friends round for dinners, and my partner comes round about once a week. My weeknights are pretty quiet, usually spent at the gym or on the sofa watching a movie with the occasional pub night. On weekends I’m often out of the flat.

I am looking for flatmate to get on well with, who is social and comfortable in the shared living space. You’d be welcome to have friends over, as I do, but I’d prefer a flatmate who doesn’t host regular parties. The room is ideal for someone who hybrid works.

Bills are approx £175 a month, which is gas, electric, water, Wi-Fi and council tax.

I am arranging viewings for next week (Tues 6th and Thurs 7th) and the week after (Mon 12th) and need someone who can commit by Tuesday 13th August.
