The detail
1 double ensuite room in Clapham South (Wandsworth Council Tax Band E) for rent.
The scenario:
I am looking for someone to take over an existing tenancy in a two bedroom, two bathroom first and second floor flat in a converted terrace house as I am purchasing with my partner at the moment. The property would be avaiable towards the end of November, however, we could be flexible and make it earlier.
The room:
The room is a large double room with ensuite that lets in plenty of light. The ensuite is of a comfortable size with a shower, and the room itslef has plenty of space and room. It has a large double cupboard and plenty of space in the awnings. The other room (currently occupied) has access to the larger bathroom on the second level, however, this is available if you have guests over etc. It is fully furnished apart from the mattress which will be taken (king size) - there was never a mattress provided on initial tenancy.
The street and amenity
The street is a quiet leafy street, 2-3 min walk to the Common with the amenity of the tennis courts close-by. It is only a 7-9 minute walk from Clapham South tube station, and conveniently located to Clapham Junction Station as well. A variety of restaurants, coffee shops and the like are just around the corner.
The flat
The flat itself is spacious, with a large modernish kitchem with a newish fridge and dishwasher. It has a large, roomy and comfortable living room with a massive couch, nice dining table and plenty of cupboards and storage.
We currently have two bikes in the living room and the neighbour downstairs is lovely and doesn't mind the third bike in the foyer.
The internet is via Community Fibre so is super quick and perfect for working from home!
The current living arrangement
In terms of living arrangement, initially it was two males (myself and the current flatmate), however, the property manager allowed my partner to move into the accommodation (not on the lease). So this property could be for an inidividual or a couple dependant on your needs.
The future living arrangement
It would be a tenant swap, this means a new tenant would take my place on the lease and would be an minimum 6 months fixed term with an option for an extension/longer term if required. You'd initially go through the process and then if you did want to bring a partner into the property could do so (spare keys already available).
What you can expect living here
It is an extremely comfortable and quiet flat, perfect to work from home from or relax on weekends. The existing flat mate is a quiet working professional who enjoys having a coffee/dinner/drinks on occasions. If you're looking for a socially active/party environment, this would not be the flat for you. My partner and I have enjoyed living in the flat and are sad to leave!
