Hi all, we're hoping to find a new flatmate in our 3-bed Clapham flat to replace our old flatmate who is moving in with his Significant Other in mid-January.

A bit about us first – I’m James, I'm 31, originally from North Wales but have been in London for almost 9 years now and have lived in the flat for 3 years. I work as the Head of Canada Research for a legal rankings directory, and tend to split my time working from home/the office about 50/50. My main interests are football (playing and watching), rugby (watching and playing (the touch version)), squash, chilling out at home in front of the TV or going for drinks around London.

I live with Sam a 29 year old who works as an assistant commercial manager for network rail. Sam is from Cumbria and has been in London for over 3 years now. He plays football and cricket, is a fan of watching most sports and also enjoys going to the pub and chilling at home.

Sam moved in back in July to join Ben and I, and now that Ben is moving out, we're just hoping to find someone who can keep the same dynamic in the flat - while we all have our own interests and social lives, we'll regularly hang out in evenings or weekends to watch Netflix/sport, or just otherwise chill. We’ve all ended up playing for the same 5-a-side team (not a requirement for the new flatmate!) and we all do our best to keep the place reasonably clean and tidy too of course!

The room is a good size, with a double bed, decently-sized wardrobe, space for a desk if required (the one in the room won’t be staying) and a nice view looking out the back of the property onto a quiet local green space. The bathroom is shared with Sam (my room has an ensuite) and then as well as the open plan kitchen/living room area, there are a few other storage areas dotted around the flat.

The flat is really well situated, a 5-minute walk to Clapham North station and in the other direction, a 10-minute walk to Brixton, which makes travel a doddle! Should go without saying but as a result, it has good local amenities for things such as major supermarkets, gyms, parks etc.

The bills vary across the year but are around £100 pp pm on average. The flat is owned by Diane, a lovely landlady who is always more than accommodating should anything break. She uses a letting agent for the property, so there would likely be some fees required for things like credit check, deposit etc. We’re in the midst of a two year contract that runs until July 2026, and the incoming flatmate will take over on that same contract – ideally the incoming person will be keen to stay a while but if anything happens, its usually straightforward to get replaced on the lease, as is the case here.

Both male and female applicants in our rough age bracket are more than welcome, although no couples I’m afraid, and no short-term lets. We know December can be a tricky time of year for flat viewings, so just message with as much information about yourselves as you can, and when you might be free for a viewing, and we’ll try and get some booked in.
