Large double room available in a 2 bedroom flat on Clapham Common North Side in Grove Mansions, a Victorian mansion block with high ceilings and sash windows. Building is managed by a decent company who are always responsive and helpful.

The flat is on the 3rd floor with lift access. There are views over the common on the front side with dense trees, and views across to central London from the rear side of the flat where there is a fire escape style balcony, great for a summer dinner.

Room is unfurnished but comes with built in modern wardrobes.

The rest of the furniture/decor in the flat is my stuff - sofa etc, so it’s a bit more fun than standard furnished shared rentals, but super cosy and comfortable.

Separate decent sized kitchen and lounge in the flat, the kitchen has gas oven, electric hob, built in microwave and two fridge/freezers. There’s a shared bathroom with bath/overhead shower. Ample storage in a large shared hallway cupboard for suitcases etc, and lots of storage in the kitchen too.

The flat is about 12-14 minutes walk to Clapham Junction station, 18-20 minutes walk to Clapham Common Station. The 35 and 37 bus stop right outside the flat and take 5-7 minutes to get to either station generally. It’s right on the common so great for a lunchtime or weekend walk, and super close to Northcote Road for nice cafes and restaurants. It’s a pretty peaceful area even though very well located.

The flat comes with a secure parking space that I currently don’t use. I drive and have a car but park it on the road, so the space would be available if it was your preference.

It’s available from 1st November and would be a deed of assignment, taking over and renewing the joint lease from my current flatmate. We’ve lived together here for 2 years now.

The below info is from the letting agent who will deal with referencing etc -

‘’Please note that as the Deed of Assignment and the Tenancy Extension will both commence on the same day being the rent due date being the 1st of a month, with a start date of the 1st November 2025.
The tenancy will be for 12 months with a break clause at 6 months for both parties, with the rental staying at £2,500.00pcm.
The cost of the Deed of Assignment is £50.00 and this is payable in advance. We require the new proposed Tenant to complete an application form, we also require the following details for them:-
• Copy of Passport
• Copy of Resident Permit and Right to Rent Share Code should they not hold a UK Passport
• Proof of address dated within the last 3 months

The new proposed Tenant must be in full time employment (no probation period), be earning a basic salary of £37,500.00 pa, have good credit history, good renting history and they must pass references to enable us to allow the Deed of Assignment to commence. Please also note that you need to ensure they understand this is not a room let basis and you will all be jointly and severally connected.

In respect of the Deposit, to clarify ahead of time, the transfer of funds will need to be organised between the outgoing and incoming Tenants.’’

Jack again - Just to note it’s starting a new 12 month contract together, which has a 6 month break clause. If for any reason you or I need to leave within the contract, it would just mean finding a replacement tenant before being able and to vacate.

About me:
My name is Jack, I’m 33 and work in the fashion industry in a sales/marketing/creative hybrid role. I work fully remote for a Cornish based company, which means I work from home for 2 to 4 days a week, though prefer to be out and about working in cafe’s or travelling for meetings.

I have a boyfriend who lives in Spain and travel regularly to see him, as well as for work, and for social trips with friends. I tend to be away from the flat for at least 5 nights a month but can be up to 14 days in busy months. My boyfriend visits when he can, it’s usually 3 to 4 times a year for 5 nights each time, so not a huge amount (and he’s nice, promise!)

Travel is my passion, as well as photography, interior design and experiencing new culture. I’m often out and about at exhibitions, galleries and pop ups. I go to the gym regularly and enjoy health/fitness, though definitely love a cheat day too.

My 9 to 5 work is pretty intense, and I also have my own brand which takes up a lot of my time and energy. With a busy work life and regular travel, I really enjoy relaxing at home when I’m there, so I’m really looking for a flatmate who is fairly calm when at home, and respectful of each others personal space. Although I already live in the flat, I want it to feel like your home too.

Because of traveling so often, and with my own furniture through the flat, I’m looking for someone trustworthy and who will mutually take care of the place as a home and not just a place to crash.

I’ve got a pretty busy social life, so I’m not really looking for a new best mate haha — but definitely someone to chat with, have a laugh, and feel comfortable around when we’re both in. I’m always happy to give you the flat to yourself if you fancy a personal evening, a day in with friends, or just some solo downtime. I totally get that living in London means everyone needs their own space sometimes.

I’d prefer an LGBTQIA flatmate, but not essential.

Il be available for viewings etc on 20/21/22 Sept and 3/4/5 Oct, as I’m travelling 23 sept - 2 Oct. Looking to make a decision by 6 Oct latest to allow time for referencing etc.

This all sounds really serious typing out haha, but just want to make sure we’d be compatible, to avoid wasting time :)
