Clapham Room Available - Females Only

Hiya!

We are three girls who share a terrace house in Clapham!

I am not renewing my part of the lease that comes to an end on 5th of March 2026 as I’m moving closer to work. I’m currently helping find my replacement to join the new lease!

The room is going for £1,100. This does not include bills. Bills can be anywhere from 50-100 pm. Council tax is paid up front annually.

What the current flatmates are like:
2 females aged 25+. One is in PR and the other is in Law! Both work an 9-6pm job and would like the replacement to work similar hours. Both love a good chat in the kitchen!

What they’re looking for:

- Chatty but also can keep to yourself if needed!

Location of the house:
- Is about a 6 minute walk from Clapham South Tube Station
- 3 minute walk from the windmill & common
- 5 minute walk from Tesco, and 6 minute walk from M&S Food Hall & Sainsbury’s.
- 10 minute walk to Clapham High Street

About the house:
- Three bedroom. One en-suite and two with a shared bathroom. The room advertised shares a bathroom.
- Small extra room with a sofa bed for friends to stay if needed! You’re welcome to put a TV in there if you’d like - we have a TV license.
- This room comes with a double bed & standing wardrobe. Bedding is not included.
- The WiFi router is in this room so your WiFi connection will be great!
- A beautiful outside terrace that has sun majority of the day in summer. A great hosting spot for any lunches/dinners.

- Electricity & Gas with eOn (monthly)
- WiFi (monthly)
- Council Tax (annual)

Deposit is: £1,158.60

Replacing tenant will need to do a right to rent at the letting agency beforehand.

Room to be taken by 5th of March but can be taken at the end of January! :)
