My lovely flatmate is moving out of our amazing flat in Clapham and I’m looking for someone to take her room.

It’s a 2 bed, 2 bath flat set across two floors of a Victorian maisonette. The kitchen, living/dining area, your bedroom and your own separate bathroom are all on the first floor. I’m upstairs on the second floor with my bedroom and ensuite - so it really feels like we both have our own space/additional privacy.

The shared areas are bright and spacious, and we’re just a 1-min walk from the Common, perfect for running or enjoying the sun. The flat is partially furnished; my flatmate will be taking some pieces, but I’ll be replacing them. If you have furniture you’d like to bring, great - if not, that’s absolutely fine too.

• Unfurnished (current flatmate is happy to sell her bed & mattress)
• Private bathroom directly next door (shower-over-bath with shelving and decent vanity space)

• 10-15 mins walk to Clapham Junction or Clapham South tube station (Northern line).
• 5 mins to Battersea Rise & Northcote Road (cafés, restaurants & bars)
• Waitrose, M&S, Sainsbury’s, Asda & Lidl all nearby

Costs
Bills aren’t included and are approx. £140pcm (electricity, gas, water, broadband & council tax (Wandsworth)).There’s also the option of a fortnightly cleaner for communal areas. You’ll also need to pay a £1,325 deposit.

A little about me - I’m 33 and work in marketing and digital design. I’m chilled out and easy-going and really want our place to feel like a home, not just a flat share. I love the occasional shared dinner/ wine and would hope we become friends, but I equally value personal space and downtime. Weekdays are fairly wholesome (gym, cooking, early nights- in theory), and weekends are usually spent with friends, travelling when I can, or exploring London. I’m considerate, clean and respectful of boundaries, and would love to live with someone like-minded.

The room is officially available from the 30th of April, but my flatmate is flexible and could move out as early as the 1st of April if needed.
