I am looking for a non-smoker to rent this room from the 1st April.

The flat is 10 minutes’ walk from Clapham North, 15 minutes’ walk from Stockwell and Nine Elms, and 1 minute walk to the nearest bus stop (day and night buses to Vauxhall - Zone 1). Also, there is an overground train station 4 minutes' walk away that runs to Victoria in 7 minutes.

The room is large with plentiful storage space and comes fully furnished with a desk, bed, chair, and bedding (if required).

The flatmates are quiet and clean. They are professionals/students in their mid-twenties. The only additional bills are approximately £30 a month (cleaner and cleaning materials).

The kitchen has recently been refurbished, with granite surfaces and marble flooring. The bathroom has hot water 24/7 and a separate toilet.

The communal living room is large and well-kept with a sofa and a television.

The area is quiet and safe.

A £800 damage deposit, a landlord reference, proof of ID and payment of rent by standing order are required.
