The apartment is in the Latitude Building, a well-managed development with a concierge, lift, and secure entry, right across from Clapham Common and Clapham South tube station, with a large Tesco directly below. It's a two-bed, two-bath with high ceilings, a large dual-aspect open-plan living and dining area, and a modern kitchen with integrated appliances including a full-sized fridge/freezer and dishwasher. It's a really bright, spacious place to come home to.
Your room
A really good-sized double bedroom with lots of natural light, fitted wardrobes, and your own ensuite shower room. It's currently set up with a king-sized bed, to give you a sense of the space. The room comes unfurnished, so it's a blank canvas for you to make it your own.
Costs
Rent is £1,425 per month. Bills come to roughly £165 per person per month, covering Lambeth Council Tax (band D), WiFi, and electricity (based on current usage, bills may vary seasonally, and water is included in the rent). There's also a one-off change of occupancy fee on top of the deposit (exact cost to be confirmed, but I believe its £50). The deposit is £1580.77. Underground parking for one car is included in the property. If you don't drive, we can look at renting the space out to help offset shared costs, which is a nice bonus.
One other thing worth mentioning: the flat came unfurnished, so we've invested quite a bit of time into making it feel like a proper home. My current flatmate will be taking the sofa, TV and other bits with them when they move out, so we'll have to replace that as well as some household essentials.
Who I'm looking for
Ideally looking for someone in their late 20s or early 30s. I'd slightly prefer a woman, but I'm open to the right person. The main things for me are that you're a non-smoker, clean, respectful of shared spaces, and genuinely looking for somewhere to build a home. We extended our lease by three years last September, and I'd love to have someone who views this as a long-term move, rather than just a short-term fix. I really love this flat and I'm hoping to find someone who feels the same way about it.
I'm in the office most of the week and I'd love someone who works a similar pattern, as it tends to make the rhythm of a shared flat much easier. Additionally, I like the flat to be a calm space, tend to do most of my socialising out and about, and would prefer someone who feels the same way. That said, I'm not looking for a silent flatmate either. I'd love someone who's open to the occasional dinner in, or a catch-up over a glass of wine, but also has their own life.

I'm 31, originally from Germany, and have been in London for the past six years. I work in tech and am in the office five days a week, though I sometimes work from home in the mornings. Outside of work I love to scuba dive, do pilates, play tennis, and swim. I also love crime and current affairs podcasts, reading terrible romcoms, murder mysteries or historical non-fiction books, and spending time with friends.
