We have a large double room coming up for rent on the 26th September. The flat is location in Lavender Hill – 10minute walk from Clapham Junction and 10-15 minute walk to Clapham Common station. Great location in a very popular area!

The Flat:
- 1 spacious open plan living room and kitchen
- Kitchen includes fridge, freezer, over, microwave, dishwasher, washing machine, gas hob and all kitchen utensils and appliances.
- 3 bedrooms – 2 bedrooms on the first level and the 3rd on the top level. The 3rd bedroom is one for rent.
- Your room will come with a brand new double bed, 2 x double draws, open shelves, wardrobe, large windows and an ensuite.
- Loads of storage space.

- Clapham Common – 10minute walk
- Tescos Express, Sainsburys Main / Asda ( ALL within 10 minutes away )
- Numerous restaurants and takeaway joints located nearby including Indian, Thai, Pizza and many more delicious international restaurants are all within a few minutes walk.

Costs:
The rent is £470 / month. This does not include all bills. Bills normally come to about £60 / month.
Rent is paid directly to the landlord and bills are sorted between the flatmates.
Bond is £800 which must be paid upfront.

Flatmates:
You will be living with one couple – Gem (kiwi) and Adam (Brit) and another kiwi guy – Mick. All aged between mid-20s – early 30s. They are a very friendly, social and easy going who enjoy hanging out at the flat together but also doing there own thing. We are looking for someone like minded to take the room so will be selective in our flatmate hunt.
