Beautiful, bright, large double bedroom (14 ft x 12.5 ft) in an immaculately-kept two-bedroom first floor Victorian conversion flat in the heart of Abbeville Village. Available from end August 2017 for a minimum let of 12 months.

The flat is located a ten-minute walk from Clapham South tube station, fifteen minutes from Clapham Common tube station, and five minutes' walk to the Common itself. Clapham South is a brilliant area - leafy, pretty, quiet, and safe. The bars, restaurants and boutique shops on the lovely Abbeville Road are literally a 30 second walk away.

The flat is clean, large, homely, and well looked after. An ideal sharer's flat, as the bedrooms are equally sized and located at either end of the flat. As well as the bedroom on offer being a very generous double, the lounge is a fantastic size and overlooks a very pretty and quiet street. Kitchen and bathroom size are also very decent. Resident on-street parking is available - I own a car and have never had a problem parking close to home. There's also a small but perfectly formed private garden, with direct access via a staircase from the hallway.

I love it here and am looking for a like-minded, chilled out, tidy, professional and non-smoking (ideally) female who is also looking to live in a home, not just a house. I'm a self-confessed neat freak and like a peaceful sanctuary away from work and the hustle of London, so if you're a messy party animal then this probably isn't the flat for you! Ideally looking for a friendly flatmate happy in their own space, but who'd like to share an occasional dinner or glass of wine together.

The flat is fully furnished, but the room on offer will be empty. There are two built-in wardrobes with hanging space and shelving in the bedroom, so the only thing you'd need in there is a bed, and perhaps a chest of drawers. (NB - my current flatmate is happy to negotiate leaving bed, wardrobe etc if need be).

Rent is currently £900 per calendar month, plus half of the household bills (approximately £150 each). Bills include: Lambeth council tax, gas, electricity, water, landline phone, Sky+ HD and wireless broadband.

Deposit required is six weeks' rent, or approx £1,350, and the letting agent's admin fee of £120 will apply for referencing.
