A stunning large double bedroom available within a two-bedroom ground floor period conversion flat, located a 1 minute walk from the open green spaces of Clapham Common and a 6 minute walk from Clapham Common Underground Station (northern line) and a large variety of retail amenities, cafes, bars, restaurants and great nightlife.

I am a 31 year old friendly female and I work as a chartered surveyor in the West End - I own the flat and occupy the second bedroom with my boyfriend (although he works away from home for half the week). I work from home on Mondays and Fridays and go into the office on Tuesdays, Wednesdays and Thursdays. In the evenings I will often go to the gym or occasionally see friends and go out for dinner, otherwise I am at home chilling or back in Oxfordshire staying with family. I have two cats, both 5 years old, who are very friendly. I am very easy going, chilled and keep the place tidy!

The flat comprises my bedroom, my adjoining office/snug, a shared kitchen, a shared bathroom with bath and shower, a hallway and a large second bedroom (available) which has its own TV, 2x arm chairs and dining room table with seating for 6 people. There is also basement accommodation in the common parts below to store large items like suitcases and an additional communal WC in the common parts of the building just up the stairs from the flat.

The bedrooms are located at completely opposite ends of the flat allowing for good privacy. Kitchen and bathroom facilities are shared. Tenants will therefore have access to the whole flat except for the rear portion which contains my bedroom and my adjoining office/snug.

There is a large, pretty garden at the rear of the property which is for the use of the 5 residents in the building and can be accessed via the side gate on the driveway. Tenants are welcome to use the garden and a key for the side gate is kept within the flat.

The available bedroom includes:

- A double bed with comfortable mattress and mattress topper (whilst the bed is set within a sofa frame, it is a new thick double bed mattress for a proper bed that was bought separately).
- Bedside table with drawers
- Low level cupboards (for shoes/clothes)

- Industrial strong clothing rail (there is no wardrobe)

- Large bay window with plantation shutters allowing for excellent natural light.

The flat is already fully furnished with a fully equipped kitchen, cooking facilities and cleaning products etc. Other amenities include:
- Washing machine in the kitchen
- Tumble drier in the common parts WC
- Basement for storage
- Shark hoover
- Toaster
- Kettle
- Dishwasher
- Oven and gas hob
- Microwave
- Iron and ironing board

The property has access to a shared garden at the rear of the flat (shared with the residents of the building) and accessible via a side gate. The vast green spaces of Clapham Common are also located on the doorstep.

Parking on the road is free at weekends. On weekdays it is free after 3pm.

I have two friendly cats. Both cats spend time outside (so no litter trays) and are affectionate (so someone who likes cats is preferred).

An ideal flatmate for me would be a young professional who is friendly, clean and likes cats! Or anyone who is visiting and staying in London for a while as a tourist / to study Tenants will be put on a licence agreement with a 4-week notice period for both parties. This is what I have done in the past and it has worked really well.
