Description
Looking for an individual to replace me in a double room with private bathroom (bath and shower) in the heart of Clapham. Well located close to both Clapham high street and abeville road with numerous local pubs, restaurants and shops in walking distance.
The flat is also well located for transport, with nearest tube stations are Clapham North (15 min walk), Clapham Common (15 min walk), Brixton (25 min walk). The flat also benefits from being close to overground links, with Clapham High Street located close by (15 min walk). There is also bus stop less than 100m away which links to central London.
I am sad to be leaving the flat as I love the area and that flat feels like a home. I leave behind a flatmate (who I have lived with for 5 years) who will remain. He is easy going, friendly and social - both with his own friend groups but also with a future flat mate. He is interested in sport (mostly running, football and cricket), music and the odd pub trip.
The important informtation:
- The monthly rent is £1,030.42 and due on the 13th of each month (paying in advance). The flat is available from the 13th June. If a slightly later move-in date is agreed with myself, the first monthly rent payment will be pro-rated as appropriate depending on days occupied. The price is non-negotiable as you will be replacing me on current contract.
- The deposit amount is £1,096.15. The deposit amount I paid will remain held with Marsh and Parsons, and therefore you will need to transfer me the stated amount, for which we will confirm in writing and retain receipts. This will ensure the deposit held will then return to you once name change has occurred and at end of tenancy. There are no expected deductions from deposit.
- You will require references which will take place through Rightmove referencing agency. Once references are deemed satisfactory, the Deed of Assignment will be drawn up transferring tenancy from myself to you, with the terms and expiry date of original Tenancy Agreement remaining. I. e. the rent noted above and tenancy end date of 13 July 2025. This will need to be signed with 24hrs and returned to Marsh and Parsons. Following end of tenancy, discussions can be held with landlord on new terms should you wish to extend.
- Once tenancy is agreed, you will need to prove right to rent in the UK. I will share the document with you, however this simply involves going to Marsh and Parsons and providing ID evidence.
- The rent is exclusive of bills, with an estimate of the key bills being as followed based on an individual basis:
- Council Tax - £93.50 (Monthly)
- Water - £80 (Quarterly)
- Gas & Electric - £100 (Quarterly)
- Cleaner - £27.50 (Bi-Monthly)
