Location:
This flat is located within a secure gated community, right in the heart of Clapham Old Town. It’s nestled in a mews behind Gail’s Bakery and directly opposite The Sun pub, nearby to Sainsbury's and a 12 minute walk to Pure Gym. You’ll be just a 3-minute walk from multiple bus stops, a 7-minute walk to Clapham Common Underground station, and a 9-minute walk to Clapham High Street.

Flat:
The flat itself is a 3-bed property, with one main bathroom and an ensuite (your potential room). The landlord is very responsive to requests and previously renovated the ensuite bathroom at the request of the last tenant - I’ve had no issues at all during my time here. There’s a spacious lounge/living area, a kitchen set off to the side, and a hallway with large storage space. The two other flatmates share the main bathroom.

The Room:
This is a very sizeable double room with its own ensuite bathroom, renovated in 2024. The room is light and airy, thanks to five large windows, and offers plenty of storage with a huge built-in cupboard and additional under-bed space. Having moved from a 1-bed flat, it fits everything with ease.

Flatmates:
You’ll be living with two laid-back and friendly guys—a 33-year-old Aussie and a 28-year-old from Torquay. They both work from home about twice a week from their rooms, and the flat is large enough that noise during the workday is never an issue. They’re respectful and easy-going—equally happy to keep things quiet or join you for a trip to the pub. Premier league / sport always goes down well on the TV.

Contract Details:
We’ve just re-signed the lease for another year from September 2024. I had originally planned to stay, but my best mate has just bought a nearby flat, so I’ve decided to move out with mates rates as an incentive! I’m looking for someone to take over the contract in my place, and I’ll cover the £50 fee to change the tenant. I’m aiming for a change-over around October 21st, but may have some flexibility on dates.
