[Description]: Modern, high quality, two double bed room apartment in Clapham (SW4). Car parking is included (rare find). Located in a small private purpose built mansion block on kings avenue. Very large communal back-garden on a leafy tree lined street. This is a home not a party pad.

[Landlord Direct] This property is being let directly by the Landlord. No estate agents, brokers or letting firms are needed. Please do not contact the owner if you are working for one. We are not interested.

Who would this property suit?
The flat is ideal for anyone who wants a 'home' but access to the excitement & amenities that Clapham has to offer but wants to be away from the hustle and bustle of the high street (which is very noisey to live on btw). Ideally available for two or three professionals, who want to enjoy the home they live in. Our neighbours are lovely, easy to get along with, very respectful.

Not Suitable:
I know housing stock is low, however to help you make a more informed decision, please note: this apartment is not suitable for families (it is kitted out for adults only). The building has a strict “no pets or smoking policy” (vaping would be fine btw).

Refurbished Building:
Our building was recently refurbished (new plaster work, carpets, internal & external lighting). It is a very quiet building. The people who live here are primarily home owners, its not a 'party building'. So if you want a 'crash pad' this is not for you. This somewhere you want to come home to at night.

Working from home:
The living room has a large open space, it has been purposely left for anyone wanting to put in an office desk and chair. As many of people (like us) now work from home. If however, you do not want to use this for WFH, let us know and we shall put back in an extra dinning table and chairs or additional sofa.

Local Amenities:
There is a gym (anytime fitness) and Sainsburys local within 2-3 minutes walk from the apartment. Yoga studio is 7 mins away. Our favourite massage parlour 'Thai Sense Spa' is at the end of the road. If you travel for work or just want to distress they are all ideal. The large local public gym is on Clapham High Street (if you want classes or access to a swimming pool). The anytime fittness only offers cardio and weights only.

Transport:
For cyclists we have a bike rack outside the building. There is of course a car park in the front of the building for drivers. permitted parking for one car only.

Tube:
You actually have the option of using multiple tube stations. If you dont feel like walking, the 137 bus (stops less than 1 min away) can get you to Clapham Common High street in 4-5 minutes. It stops right at the tube-station and you simply jump out. If you want to walk then:
Clapham Common is a 14 minute walk. Clapham North is a 12 minute walk away. Clapham South is a 18 minute walk away. If you wish to by pass the Nothern Line you can get the 37 to the Victoria Line in Brixton (takes about 8 mins). It’s very easy to get around the area.

Tenancy:
We are seeking tenants who ideally want to rent for 12-24 months. Yes a landlord who actually wants to offer you stability - rare I know.

What do you need?
You must have excellent references, ideally be professionals. It is not available for short term letting, no subletting is ever permitted (inc. Air B & B) and its not available to under-graduate students.

New washing machine and dishwasher
New boiler (its brand new) and fully serviced
Double glazed windows with wooden shutters through out
Modern bathroom (with bath and shower unit), floating basin and concealed storage
Master bedroom has two large wardrobes, lots of natural light, large double bed (with built in storage)
We have purposely left space in the living room if someone wants to put their desk in there (I used to have mine there).

What is maximum occupancy?
Would suit two single or one couple & one single person. The maximum permitted is three.

Bi-Weekly Cleaner:
A cleaner is baked into your monthly charge and is mandatory. They are essential to ensuring the apartment is kept clean. I trust you will be clean and tidy, but this helps to ensure for all it happens.

Deposit:
5 week deposit will be required (it will be kept in a separate bank account via OpenRent).
Bills: You will be responsible for all bills (water, electricity, gas, TV license, broadband (is provided), council tax and your own contents insurance.
