I’m moving home to Australia and looking for someone to take over my new furnished Studio in Clapham Old Town, available mid/late December (flexible).

-Well sized and furnished Studio in the heart of Clapham Old Town. Located directly adjacent from Clapham Common on the 3rd Floor (4 story-building). It’s a new conversion project and I’m the first person to live here so it (along with the furniture) is in as-new condition.
-It features a secure intercom system, secure bicycle storage, electric heating, fully equipped kitchen with high quality appliances (induction cooktop, oven, range, dishwasher and built-in microwave). Additional Laundy room with washer dryer. Large built-in wardrobe and good sized bathroom with rain shower. Great aspect looking out towards Battersea - it gets loverly afternoon sun. The building has 2 lifts and 2 stairwells.
-Furnishings included in the lease; double bed and beside table, sofa, coffee table, side table and separate lounge chair, dining table with chairs and the TV unit. I can also leave behind some other furniture not part of the lease if needed.
-It is a <5 min walk to Clapham Common Station (Northern Line), c10 min walk to Wandsworth Road or Clapham High Street Overground Stations. The Studio is in the heart of the Old Town, with many great pubs and Cafés at your doorstep.
Building & Landlord/Agent:
-George West House (c1915) is a newly renovated conversion project – the landlord is Akelius Residential. As the landlord and property manager of the entire building they provide a very responsive in-house maintenance/management function including 24hr assistance. The common areas are well maintained and regularly cleaned and there is a great sense of community within the building.
Terms:
-You’d be required to sign a new 12 month lease and pay a 5 week deposit of £2125. You’d also be subject to the referencing process undertaken by the property manager (exact requirements to be confirmed between you and the property manager). I am seeking to move home before Christmas but can be flexible on exact move in date (slightly earlier or later if needed).
