2 Rooms in amazing Clapham Old Town house

Looking for two housemates for an amazing house in Clapham Old Town (68 Rectory Grove) - rent £1160/£1200 depending on the room. Deposit is £1650, spare room won't let me put this for some reason. Move in date is 12th Feb but I would need a commitment by 12th Dec.
The house - 4 bedroom townhouse finished to a very high standard with a really great kitchen and living room, outside patio area, and loads of storage space. Only 7 mins walk to Clapham Common Station and far less to pubs/gyms/etc.

The rooms - There is a smaller room available (3.6x2.1m, circled on the floorplan) for £1160 a month - this room would be more suited to someone who predominantly works in the office as there isn't loads of room for a desk but you'd be welcome to WFH in the living room at my desk once a week as I'm typically out on Fridays.

The second room is slightly larger (4.2x3m, adjacent to the one circled on the floor plan) and is £1200 a month. This room has a build in wardrobe and could fit a small desk if needed.

Both rooms come unfurnished but current housemates may be willing to leave some furniture on an ad hoc basis.

Who you'd be living with - Arthur (me), 29 and WFH full time as an engineer. I love cooking, anything sporty, and trips to the cinema, music, etc..

Alex 31, also WFH as an engineer (we are colleagues but friends first!). Interests are very similar but also include surfing, skiing, and general adventuring.

Who we are looking for - someone who is willing to make this a home and not just a house, someone who loves dinner party as much as a trip to the pub, bonus points if you'll be a gym buddy or running mate. Age isn't so important but 25-33ish would be ideal. No preference on gender.

The estate agents have asked for details 2 months before the move in date so please contact ASAP and come and take a look some time in the next two weeks.
