Flatmate wanted for brilliant Clapham townhouse

Looking for a housemate for an amazing house in Clapham Old Town (68 Rectory Grove) - rent £1160, move in 12th Feb.

The house - 4 bedroom townhouse finished to a very high standard with a really great kitchen and living room, outside patio area, and loads of storage space. Only 7 mins walk to Clapham Common Station and far less to pubs/gyms/etc.

The room - 3.6x2.1m, circled on the floorplan for £1160 a month - cozy but bigger than a box room; this room would be more suited to someone who predominantly works in the office but you'd be welcome to WFH in the living room at my desk once a week as I'm typically out on Fridays. Deposit is £1650, spare room won't let me put this for some reason.

The room comes unfurnished but current housemates may be willing to leave some furniture on an ad hoc basis.

Who you'd be living with - Arthur (me), 29 and WFH full time as an engineer. I love cooking, anything sporty, and trips to the cinema, music, etc..

Alex, 31 also WFH as an engineer (we are colleagues but friends first!). Interests are very similar but also include surfing, skiing, and general adventuring.

James, 27 moving to London for the first time. Trainee solicitor, enjoys running, gym, pubs.

Who we are looking for - someone who is willing to make this a home and not just a house, someone who loves dinner party as much as a trip to the pub, bonus points if you'll be a gym buddy or running mate. Age isn't so important but 25-33ish would be ideal. No preference on gender.
