Hi!

I’m looking for someone to sublet my room while I’m away travelling, starting 27 January. I’ll be away for a minimum of three months, with the possibility of extending if it works well for everyone.

The Flat
The room is in a bright and cosy two-bedroom flat in a charming Victorian conversion on Abbeville Road. The flat includes:
• A fully furnished bedroom, shared living room, kitchen and bathroom
• A lovely patio garden, perfect in warmer months
• Dishwasher, washing machine and two fridge freezers
• A large basement for extra storage

The Room
The room is a spacious, fully furnished double with a double bed, mirrored wardrobe, chest of drawers and bedside table. French windows open directly onto the patio garden, making the room lovely and light.

The Location
The flat is ideally located on Abbeville Road, a short walk to Clapham Common tube (Northern Line) and right by Abbeville Village, with its great cafés, pubs, shops and parks.

Who You’ll Be Living With
You’d be sharing with Kaylea (27), a friendly and easygoing working professional who’s often out at work during the day. The vibe at home is relaxed and sociable, with a good balance of doing our own thing and spending time together.

The Details
• Rent: £950 per month
• Bills: roughly £160–£190 per month, depending on usage and season (includes council tax, energy, water and Wi-Fi)
• Deposit: none
• Available from: 27 January
• Minimum stay: ideally 3 months, with flexibility to extend
