Hello!

We are looking for a new housemate for our spacious 3 bedroom, 3 bathroom house that is tucked away in a gated property just next to the common and clapham common underground station. We are right at the centre of everything yet in a nice nook on our own.

The house is over three floors, has a separate lounge, separate kitchen and an outdoor area so there's plenty of space and we each have our own bathrooms. We also have air conditioning which is unusual but a blessing for summertime!

All furniture and beds are from John Lewis and the property is finished to a high standard with washing machine (and dryer) dishwasher, microwave, large fridge and extra freezer.

The room for rent is on the top floor, has a king size bed, bedside table, spacious closet, black out blinds, air conditioning and an en-suite. There is also just enough room for a desk.

You will be living with 2 professionals who are currently working from home. Myself, a 37 y/o Canadian woman who has been living in London for nearly 10 years working in marketing and Kenneth who’s from Scotland, 25 and works in IT sales. We are very friendly and social but we also like to do our own thing so there’s a good balance. We are tidy and like to look after the place, so no party animals, Messy Mary’s or socially inept please 😂

In terms of location and amenities we are literally 30 seconds from Clapham Common tube station (Northern Line) just off Venn Street (which has cinema, pubs, restaurants and a Saturday market) not to mention the beautiful common just a minute away!

There are also 3 gyms within 5 minutes walking distance, a few yoga studios and numerous shops like Waitrose and a large Sainsbury's. There is a market on Saturdays on Venn Street. There are tons of bus stops around with buses 35, 37, 345 going towards Clapham Junction train station just minutes away. And Clapham North is a 10 minute walk with access to the overground.

Lease > 6 months March 7- sept 7
Contract to be renegotiated for September as we have a reduced rate for this difficult time. The increase will likely be ~ £150-200

Costs

Deposit: £1330
Rent without bills: £962.84
Rent with bills: £1,114.52

Bills include council tax, water, gas, electricity, fibre optic broadband and a cleaner that comes twice a month and all cleaning supplies. Please note this estimate is based on usage estimates for which we pay monthly which may fluctuate due to seasonality or the more we are working from home. Monthly meter readings are taken and any additional costs will be split for gas and electricity will be split between us.
