£695 Double room in Clapham North with Garden

Hello flat hunters!

We have a great double bedroom available ASAP (dates negotiable).

The flat itself is located just off Clapham High Street in a perfect location, convenient for shops, underground, overground and bars/clubs but also on a quiet street! It's 3 mins to Clapham High St Overground, 5 mins to Clapham North tube, and 5 mins to a big Sainsburys. You would be living with Siwan (Welsh) 33, who works with start-ups, and Fiona (Irish) 31, who works in advertising. We are good friends and live in a sociable flat, so we definitely want someone who will get involved and not stay in their room the whole time. We're not shy of a night out at the weekend (well not at the moment!), but keep it pretty quiet in the week. Be warned, we are partial to a TV serial binge.

Our flat has all the things you would want, open plan living area with dining table, sofas and kitchen, a bathroom and separate toilet. It also has a patio garden, which is great for the summer months and for lockdowns. The room is a good size, and comes with a double bed, wardrobe, chest of drawers and a shelving unit.

The rent is £695 a month until August when it will increase to £736, current Tennant will subsidise the difference when the contract is up for re-newal, and we all put in £90 each month for bills, sometimes (very rarely) more in the winter months. The deposit is 6 weeks rent. The estate agent also requires a £100 to change the tenancy agreement.
