Large Room in Sociable House with Garden

We have a double room going in our large comfortable house in Clapton. Private landlord so no agency nonsense

-The Room-

-Note - We have potentially a choice of rooms. One smaller (but not tiny) one at £624 per month and a large room at £688. I'm currently in using the smaller one but would move to the large one depending on interest. This description is the large room. I'll update asap with details of both.

It's a large room on the first floor facing the front of the house. Nice, quiet street with very little traffic. Floor measures 480cm x 375cm so there is easily room for a double bed, desk, wardrobe and extra sofa/lounging space if you want. It has two large windows and feels light and airy. The room is unfurnished but there is a bed frame left by a previous tenant and we have a spare desk if either of those are useful . There is also a sizeable clothes rail you can use.

-The House-

The house is a three story, three bedroom job with a nice large living/dining room area. The old living and dining rooms have been knocked through at some point making one large space. Kitchen is not huge but perfectly fine for three people. Gas hobs, fan oven: Ideal combo. There's also a utility room with a rack for bike storage. Bathroom with combined bath and shower. (Decent shower pressure!) Overall the house is a little rough around the edges but very comfortable with spacious communal areas.

-The Garden-

The house also has a large garden with covered seating area and wood powered sauna/hot shed, built by a previous housemate. (No funny stuff.) Once you've had your own hot shed, you won't want to go back! The garden also has some nice big growing patches which are a bit under used at the moment so could be potential growing/allotment space for someone if that's your thing. BBQs: Essential.

-The Housemates-

The current housemates are two males (both called Michael). One is a statistician and makes a lot of graphs. The other runs a catering and street food business. The atmosphere in the house is relaxed but sociable. We sometimes eat together but not every night. No TV in the living room but we have fairly frequent movie nights using a projector. Mamoth 120" screen. We both have local friends so there are people over for dinner/drinks/movies on a vaguely regular basis. Nothing too rowdy, though. We like to keep things tidy but no one's going to freak out if you occasionally leave a coffee mug out.

-CAT-

We have a cat in the house at the moment that we are looking after for a friend. He's pretty fluffy right now and this will only get more pronounced as we move into the colder months.

-The Local Area-

The house is on a quiet residential street, just off Chatsworth Road, a decent local high street with some good shops, including a 24 hour supermarket, a great deli, some good cafes and restaurants and a recently opened cinema. There is a weekly market on Sunday with a lot of good food. There are plenty of decent pubs nearby. The nearest station is Homerton Overground but we are also fairly near Hackney Downs and Hackney Central. We are also about five minutes from the massive Hackney/Walthamstow Marshes area and the Lee Navigation canal network, which is a fantastic area for walking, running, cycling, picnics, in general enjoying nature and so on.
