*due to dropout back/still on here, looking to fill the room by 1st December.
After 15 years in this flat and room, watching Lower Clapton go from Murder Mile to hipster haven, I’ve recently bought my own place and reluctantly will need to be leaving.
Rent until the end of lease (30th April 2026) would be subsidised by me to find the right person for Jonny and Gauthier to share with, there’s no move out date but from 1st May it would revert back to the full rent of £1060 plus bills. That’s also the date the renters rights bill becomes enforceable so there shouldn’t be any more fixed term contracts but just a rolling one.
Selling points of the room and house are an en-suite, 2 gardens (back garden gets lots of light and has a massive olive tree; the other one holds our bikes), 2 great housemates and its location 5 doors down from the, in my humble option, greatest pub The Elderfield, which from next week will become The Spurstowe pt II (they won’t rename it that tho) so it’ll practically be London Fields in your backyard, which thankfully you won’t won’t be able to hear noise-wise as the room goes out to our back garden.
A bit more about the room: it’s a spacious part-furnished double with an en-suite shower room, 2 large windows, plenty of space to make yourself at home. It’s the extension to our ground floor flat and the only room upstairs. It’s also just been repainted.
We have a large lounge and open plan kitchen with big skylights that let in a lot of light as well as recently replaced appliances like a new stove/oven and fridge/freezer.
It's also pretty easy to get around with all of these transport links:
- 10 min walk from Homerton (Overground: Stratford-Richmond/Clapham Junction)
- 15 min walk from Hackney Central (Overground: Stratford-Richmond/Clapham Junction)
- 15 min walk from Hackney Downs (Overground: Liverpool Street - Enfield/Cheshunt/Chingford, Lea Valley Lines and West Anglia Main Line)
- Bus lines (all within 10mins): 38, 55, 106, 236, 242, 253, 276, 254, 308, 394, 425, 488, N38, N55, N253, W15
You’d be living with Jonny, an accounts manager at a sports/tech company and Gauthier, who works in property tech and has all the wisdom about renters rights which is always handy to have. Despite both working in tech related fields, they much prefer to chat about photography, live music, sports or… well pretty much anything else but work. They both also LOVE cooking and are proper good at it.
We get on really well in the house and enjoy a chat in the evening or a beer at the Elderfield, however this is not a party house. While we appreciate most people like to party, we think the best parties are held at other people's houses. However, of course we like having people over for drinks or dinners.
Jonny works from home full-time but has a full set-up in his room, while Gauthier is in the office 4-5 days a week.
We're looking for someone sociable with a sense of humour who could help us keep this house a home. Unfortunately, no couples and no pets.
Rent is £860per month until 30th April with bills at approx £120-140 and a deposit of £680.
The room is already vacant so move in date could be any day really.
