This ad is for a bedroom with a double bed, desk, bookshelf and wardrobe. It gets a lot of sunlight, especially in the morning. Please note that the room is very small (see pics) and only arrange a viewing if you're fine with that!

The flat itself is big and all the furniture and appliances are new. It is split level, so everyone has plenty of space to themselves. The living room is pretty huge, there are 2 toilets and a good-sized kitchen.

The most important things for us are to have (very!) clean and tidy communal spaces and respect for personal space. We're definitely not a party house but friends are always welcome. We have become good friends with previous flatmates here and it would be lovely if that happened again!

We have been lucky to have a relaxed and friendly atmosphere in the house and we hope to maintain that. Ideally, we’d like someone who is over 25 and is used to living independently. Females are preferred & we're gay-friendly.

Bills:
Not included. Can be anywhere between £100-140 per month, including BT Infinity Broadband and a cleaner. Total amount depends on the weather and we prefer to spend more in winter (usually around £120) to keep warm. Please only ask for a viewing if that's within your budget.

Some practical information:

The area is well located and has become very popular recently. There are lots of local amenities in a square by the flats and it's very accessible to other parts of London by bus or the Overground. We’re also 1 minute away from the Lea canal, which is great for walks and pubs and if you have a bike, Victoria Park, Millfields and Springfield Park are all a quick ride away.

1 minute walk: grocery, off-licence, fish & chip shop (surprisingly good!), GP surgery, pharmacy, post office and launderette plus Hackney Marshes & the Lea canal.

5 minute walk: Chatsworth Road with local shops, cafes and a pub (do an online search for Chatsworth Road E5 for more information).

The 242 bus stop is on the doorstep. It runs 24 hours a day and goes to Hackney Central, Dalston, Shoreditch, Liverpool St, Holborn and Tottenham Court Road.

There is a one month deposit for the room. This will be returned when you move out.

Smoking:
We have a small balcony accessed from the living room & a communal balcony at the front. Smoking only in these areas please, definitely never inside the house!
