1 room available in flat share in Upper Clapton. Contract starts on the 1st of September; however, the current tenant will have moved out from the 26th and is open to someone joining us earlier if needed. We’re open to anyone moving in so long as you’re nice and respectful.

£860 per month, bills roughly around £150 (but should be cheaper in summer), deposit is to be confirmed by estate agents but is usually 4-5 weeks of the overall rent which would make it £875-£1093.

All of the furniture pictured is the current tenants. They can leave the base of the bed for free of charge but they will be taking the mattress. If you would prefer to bring your own base they can have this removed before you move in. They are also open to selling the other furniture however they would need to know which items you would like purchase/remain in the room before the 23rd August.

There are 3 toilets in the flat so you would have your own toilet on the ground floor where your bedroom is and would just be sharing the shower in the upstairs bathroom with one person. The living room/kitchen is downstairs as has a new oven and fridge plus a big balcony which also has stairs leading to the street - we use this as the front door most of the time but there also is another door to the flat that leads from the main front entrance to the block of flats.

You will be sharing with myself- Mollie (She/Her) and Julien (They/He/She). We are both 30. Julien works at the British Fashion Council and I work at Retro Bar (a queer bar in Charing Cross) and Middlesex University. We are social and would like to have friends’ round for low key/chilled gatherings and socialising but would not be looking to have large house parties.

The flat is 10-minute walk to Clapton station, 5-minute walk to buses that go through Dalston and Shoreditch. The canal is at the end of the street as well which is lovely for walking/jogging and you can follow the canal along to Victoria park.

Accessibility:
As mentioned, there are two entrances to the flat - one through our balcony that is 8 steps up from street level and another through the main front door to the block of flats. The other entrance has a lift, but does have two doors that you need to go through with a key fob.

Benefits / referencing:
Unfortunately the landlord/agent do not accept benefits. You would need to undergo referencing as you will be taking over the contract. As part of the referencing you will need to prove you earn 2.5x the annual rent but they will accept freelance income as part of this without needing a guarantor you will just need to provide tax returns as proof of this.
