Hello

I'm looking for someone suitable to replace my current flat mate (who's moving out to buy her own place) from mid October 2024.

The flat is situated right on the bank of the River Lea in Clapton, just off Lea Bridge Road (if you're familiar with the area, when you see the exterior pics you'll know where it is). It's really close to Upper Clapton Road, as well as Chatsworth Road, which has a number of really nice cafes, bars and restaurants. It's a really nice flat, which gets a lot of natural light, and also has a balcony that overlooks Millfield's Park and the river. There is a shared living room/kitchen area, with a couple sofas and a TV. The kitchen and living room has all the usual mod cons you'd expect from a home.

The closest station is Clapton overground about 10-15 mins walk from the flat. Additionally, there are a number of buses that can take you into Hackney, Finsbury Park, Stoke Newington, Walthamstow, Leyton, and other nearby areas. You can get where you need to go.

The room available is a good sized double room, with a double bed (ottoman bed, so there is storage available under the bed). You'll also have exclusive use of the main bathroom, which also has a bathtub (I have an en-suite in my room).

The rent is £1100 a month, not including bills. The bills are approx. £650 a month (split between the 2 of us, so budget for about £325), which covers council tax, electricity (though this may increase from October as the prices are rising - again), a cleaner, WiFi and TV licence. Note this doesn't include the water, which we pay twice a year when billed.

A bit about myself - I'm Johann, and I work as an auditor for one of the "big 4" (10 points if you can guess which one). I'm into all the usual stuff that people in the mid to late 30s are into I guess; music, film, books, London life, travel, etc. As a flatmate (and as a person), I like to socialise but also enjoy my personal time (like we all do). I'm clean and tidy but not a neat freak! I'm pretty easy-going overall.

I'm looking for someone friendly, independent, chilled, tidy and "house trained"; ideally a woman, to keep the current balance in the house.
