Gorgeous double room with ensuite in a new-build 3-bedroom house right in the heart of Clapton! Room available from September 2026, open to a single person.

You will be living with Laura (34) and Maisie (35) - we are friends who enjoy a natter over a cup of tea or a glass of wine, as well as fun nights out - but equally we enjoy our own time and space too so it's a nice balance. We have lived here a few years and the house really feels like home :)

We're looking for someone a similar age to us, friendly, clean and professional and who wants to stay for at least one year. We would love to find a new housemate who fits in with our relaxed/social/cosy vibe.

The room:
A large double room with ensuite bathroom (shower) on the top floor of a three bedroom house so offers lots of privacy. The room has lots of storage and a private landing area outside which can be used as extra storage space or a workspace. The room comes with a double bed, mattress and desk on the landing (otherwise unfurnished).

The house:
A new-build house (built 4/5 years ago) over three floors with a large open-plan living room/kitchen area downstairs with underfloor heating, a dishwasher and washing machine. There is a a cute patio garden out the back too which really comes into its own during the summer.

The area:
The house is based right by the canal, with lots of green spaces all around (Millfields Park, Hackney Marshes, the Olympic Park, Walthamstow Marshes etc). Right in the heart of Clapton, it is a 10 minute walk from Clapton station and has great bus routes to get you to Hackney, London Fields, Stoke Newington, Walthamstow and even into central London. We are also just a few minutes walk from Chatsworth Road which has loads of nice shops, cafes and restaurants and even an independent cinema!

Rent/Bills/other:
The room is £1240 per month, plus £140 in bills per month which includes council tax, water, energy and internet. The deposit is £1,500 and you will need to be able pass rental checks with our landlord - including providing proof of employment (payslip) or 3 years of HMRC tax returns if you are freelance in order to get onto the tenancy agreement.
