My flatmate is sadly moving out to live with her boyfriend when our tenancy expires. I love the flat and am keen to stay so I am looking for someone to renew the tenancy for a further 12 months from 1st February. This would be the ideal time to move in but there is the potential to negotiate an earlier move in date if needed. Ideally I am looking to share with another female, who is a similar age and has a similar lifestyle.

The room is a good sized double bedroom with en suite shower. It is furnished with a good quality bed, wardrobe, chest of drawers and bedside table, provided by the landlord. My flatmate also purchased a small desk and clothes rail to complete the current set up, she will moving these to her new place but were can provide details of the products she bought (not too pricey!). The ensuite has a toilet, sink, large wall mirror and shower with automatic light.

The flat has a bright open plan living space with full height windows and views over the canal and weir. There is compact kitchen, breakfast table, armchair and a large comfy sofa with space to stretch out on whilst watching a bit of tv in the evenings. There is a door that opens onto a juliet balcony, so you can hear the running water of the weir which makes the space super relaxing!

You will be sharing with one other flatmate, myself. I work as junior doctor and will be working nights and weekends, so it is important to me that I share the flat with someone who is understanding of my schedule and considerate. I enjoy swimming, sometimes a bit of running, cooking and started doing a some crafty courses in my spare time. I generally socialise outside of the house with friends - going out for dinner/drinks, galleries, gigs etc.

I am looking for someone who has a similar lifestyle, ideally working out of the house most of the week and would like to make the flat a relaxing space to come back to and chill. It’s important to me that we get on well, enjoy spending time together when we are both in the flat, but also without pressure to hang out all the time. Essentially just looking for a relaxed and mutually respectful space!

The flat is within the paradise park development. There is key fob access and video call bell through two doors to the flat, making it secure. The development is almost completely surrounded by green space which is amazing - millfields south, the canal and towpath and millfields north across lea bridge road, which is great for running/walks. There is a community group, which hold meetings to discuss issues affecting residents. There is a pub that does good food next to the block.

There is a cycle route running outside the flat to shoreditch. There is a bus stop just outside, with the 55/56 buses to central. Lea bridge station is a 10 minute walk away and trains run to stratford.

The rent is £1150pcm and includes hot water and heating. Bills are around £150 a month. Deposit is £450. You would be required to go through agency reference checks and we would be signing a new tenancy agreement, likely for 12 months. There is some flexibility with the move in date as my flatmate is able to move out before the 1st february depending on your needs. Potential to get a cleaner for £15 ph if preferred.
