* Small but mighty double with LOTS of natural light & a massive window.
* Fits a small double bed (included), a small chest of drawers + has a built in cupboard & wall rack.
* (Note: Photos of the room are not current but show how room has previously been set up. Current flatmate is a friend who wasn’t here for long so didn’t go all out with the room)

* Light filled homely 2 bed/1 bath flat with large separate living room & kitchen.
* Split level house with another flat - we are upstairs (where all the sky is).
* Private landlord who is a delight & very responsive when needed.
* Plenty of storage throughout.
* Located on a quiet residential street with neighbours in a WhatsApp group (so cute)
* Heating works in winter. Trust.
📍 Safe & well-connected location:
* 5 min walk to Clapton overground
* 13 min to Rectory Rd Overground
* Fast links to central London
🚆 Liverpool St – 15 mins
🚆 Walthamstow Central (Vic line) - 5 mins
🚌 LOTS of buses - 253, 254, 106, 425, 55, 56, 38, 393, 308, 488 (you can get EVERYWHERE)
🚶♀️Walk to: Tesco Express, Co-op, several corner stores, Crooked Billet, Clapton Hart, Princess of Wales + more, Chatsworth Rd, Hackney Central, Stokey. Epic new coffee shop/bakery & kebab shop nearby too.

This was the first place I truly called home after I moved to London and needed a safe space to land. I moved in (to this bedroom!) left and came back because it was meant to be, and now it’s been over 2 years. The original flatmate was a total stranger who has now become one of my best friends. I remember (vividly) how awful flat hunting was, and I am hopeful this magic flat can be the same for someone else and bring a new awesome person into the mix.
(Current flatmate is another friend moving out with her boyfriend. Last one did too. Come join me in glorious spinsterhood 🙌)
